May Farms | Byers, CO

As agriculture evolved and market pressures grew, the May family began exploring new ways to sustain and expand their farming operations. Positioned just 40 minutes from Denver—with an interstate running through their Byers property—they recognized that growth and opportunity were on the horizon. 

Stacie and Gary May recognized that regulations would not allow them to pursue their goals without first obtaining county approval, and they noticed that entertainment on farms was becoming increasingly popular nationwide. In 2003, they began working on zoning variances for A1 agricultural land and, after two years, successfully established the first “Agritainment” zoning designation in the United States. Developing a new zoning category in a county that traditionally relied on urban zoning standards proved to be a significant challenge.

Navigating Challenges 
The Colorado Small Business Development Center (SBDC) Serving East Colorado played a key role in helping the May family navigate the complex layers of local bureaucracy as they worked to develop and secure approval for this new zoning designation in Arapahoe County. This was no small feat in a jurisdiction with no existing framework for agricultural-based entertainment operations.

The Colorado SBDC Serving East Colorado’s guidance was instrumental in bridging the gap between agricultural land use and community-focused business development. Through their partnership, the Mays gained valuable insights into zoning processes, strategic planning, and how to effectively present their vision to address both regulatory concerns and community benefits.

Most notably, they established the nation’s first Agritainment zoning designation—a critical step that allowed them to legally and sustainably operate a multi-use facility combining agriculture, education, and entertainment on A1-zoned land. With the Colorado SBDC’s support, they built a framework that balanced innovation with compliance, helping them avoid costly delays and legal challenges.

Making Impact Today 
Since 2005, May Farms has welcomed and educated individuals and companies from around the world. Over the years, they have continued to innovate while benefiting from Denver Metro’s steady growth—now just 30 minutes from Denver International Airport and within 80 minutes of a population of five million.

Today, May Farms stands poised to develop a world headquarters for food, fiber, research, entertainment, and tourism. With abundant irrigation water and year-round capacity, the farm is well-positioned to serve as a diverse, multifunctional facility supporting the needs of the high mountain region.
